The Bulgarian country side is overwhelmed with thousands of rural and traditional houses for sale.Bulgaria is a land rich in history and culture, the area of the United Kingdom, but with just 12.5% of the population. Diverse in flora and fauna and blessed with a climate that doesn’t have the cruel heat of summer nor the biting cold of winter and a landscape of mountains and rolling hills, lakes, rivers, lush vegetation, forests and gorges. Even in the height of summer the Bulgarian landscape is green.Sleepy towns and villages dot the countryside, the locals often sitting outside watching the world go by, horse and carts are still common, timeless monasteries, fields tilled by hand, welcoming tavernas and fields of vines that produce the much loved local wines.More and more people buying now property in Bulgaria than ever before as an investment or holiday house. Some of them can be bought for as little as € 5000!Most of these houses will require a considerable amount of work such as plumbing,electricity,a new roof and windows to name a few. Fortunately for the enterprising enthousiasts amongst us labour and materials are very cheap.For example: a new roof would set you back around 6000Lv,(1€=2Lv)this includes materials such as slates,insulation,wood,labour etc.We are more than happy to give you a rough idea of what renovations have to be done on your property,the cost involved and where to apply for planning permission and the kind of planning permission needed.With this planning permission you can built a new roof ,windows stairs...etc and it saves you the time to go up and down the planning department each time you want to do something. After you have choosen what kind of renovation you want you have to go looking for a decent builder. A contract should be prepared to stipulate time frame, price,when payments are to be made, penalty clauses etc. Attached to this is the detailed appendix of works and this has to be certified by a notary and if needed,legally translated.The only problem is with legally translated and certified documents is that the English version of the Bulgarian original DOES NOT COUNT in the Bulgarian court!This means that your translated document is basicly useless,it gives you just an idea what the original says,In the unfortunate event of you bringing your builder to court and you are convinced that he did not honoured the contract,you have to produce the translation and take the legal translator to court aswell! We would like to advice to potential and future buyers of property in Bulgaria to take extra care when buying property on their own!
